Our procedure:
Roof Tiles
Concrete tile roofing becomes very porous and brittle if not maintained, all broken or chipped roof tiles are replaced in a roof restoration.
Leaks, flashings, flues & valleys
Most common concrete tile roof leaks are found to be displaced roof flashings, rusted valleys; or seals around skylights, roof ventilation & flues, all these areas will be noted at the quotation stage and checked in the roof restoration stage.
Ridge capping
Concrete roof ridge capping is the most common roof repair with concrete tile roofs as the caps mortar begins to crack or becomes displaced, if the ridging cap has collapsed it will need re-bedded, cracks in the ridge caps will be fixed using our flexible roofing product called flexi and is a common procedure in a tile roof restoration.
Pressure Cleaning
The tile roofing has a build up of dirt, moss & liken that requires pressure cleaning in order to clean the roof tiles surface prior to re-coating the roof. This is the messy part of the roof restoration and any mess will be cleaned up at the end of the day, roof leaks are minimal to none during the tile roofing clean process.
Fungal Treatment
Once the tile roof clean has been completed a fungal agent is applied to kill any spores that are on the tile roof surface.
Sealer
We have 2 roof sealers available; we have the Polymer based and enable oil based roof tile sealants. Water based tile roof sealant can be used on standard cement tile roofs; the oil based is used on porous or previously coated roof tiles. The tile roofing sealer is applied to the tile roof prior to painting the tile roofing surface.
Roof Paint
Westcoat only uses the highest grade of tile roof paints, which are Nu-Techs acrylic tile roofing membranes; they are not like the standard tile roof coat that is watery with fast wearing features. Nu-Tech `s tile roof paint comes in a range of 36 roof colors; Westcoat applies 2 full coats of paint on all our roof restorations.
Inspection
Upon completion of your roof restoration we will check over the complete roof tile seal to ensure all work has been completed to the highest standard leaving you a shiny waterproof tile roof finish for years to come.
